Workshops at Rosemains Steading
From our smaller 300 square foot workshop spaces suitable for a florist, to huge old barns that would fit a London bus — no two workshops are the same. Most workshops are over 200 years old and full of character whereas others are just very functional! In addition to the workshop, you will have access to our shared hotdesking area, kitchens and toilets.
Dedicated Workshop
Your own space with your own key. All of our workshops are slightly different, but all are designed to be functional whilst retaining a bit of character.
Community Courtyard
Shared kitchens and WC’s all included within a simple monthly rental. The aim is to make taking space as easy as possible and allowing you time to focus on your business.
Office Hotdesks
Shared desk space where you can sit and escape your workshop. All you need to do is bring your notepad or laptop and connect to the Wifi.

Workshop Facilities at Rosemains Steading
Dedicated Workshop.
Your workshop for you to do what you do! Each workshop is handed over as a blank canvas for you to create your own ideal working environment. The units have been modernised to make moving in as simple as possible whilst retaining some of their original charm.
Office Hotdesks.
A shared hot desk area so that you can work alongside other resident businesses to make doing the paperwork that little bit more enjoyable. It also means you can dedicate your entire workshop to your business without needing to build an additional office. All you need to do is bring a laptop and connect to the WIFI.
Shared Kitchen.
Everyone knows the kitchen table is where the most important conversations take place, so we thought we would design the steading with a large kitchen. We hope the kitchen will be a place for catching up. If you are just after a quick coffee before heading back to work, we also have a second smaller kitchen across the courtyard.
Communal Courtyard.
Most of the units are accessed from the central courtyard. We want this to be an area where everyone can have a quick chat first thing when they arrive, but it will also be an area that can be transformed to host events. If you want to showcase what your business does, why not organise for a courtyard event where you can invite clients.
Three Phase Power.
The units may be small, but they pack a punch. Three phase power to all the units so that electrical power is not an issue. We have looked to future proof the steading as much as possible, to make sure future businesses can operate easily and without worry now and for years to come.
Farm Fields and Meadows.
With an ever growing realisation of how powerful being surrounded by green space and nature is. Rosemains is perfectly located with heaps farm tracks and quiet countryside roads to escape for a lunch time walk, or to just a quiet spot to sit and think.
Location.
You can find us just outside Pathhead in Midlothian. Only 25 mins from the city centre of Edinburgh by Car …or why not jump on the bus to Pathhead and cycle up the hill?!
